Home Inspection Details

During an inspection of a family home that was 1 year old, I came across discolouration of the base trim on the wall in one of the bedrooms. The home owner confirmed that there had been a leak, but the builder had supposedly repaired it. I recommended to the prospective purchaser and the home owner that we do an Intrusive Inspection to determine the extent of the damage.

Once I determined that there was still a problem, we worked with the builder to resolve the problem. The builder made the repairs, due to the fact that water penetration and its resulting damage is covered under Tarion Warranty for two years.

After the baseboard was removed, I cut a small test hole and this is what I found:

The extent of the mould was determined and the damaged materials were disposed of. The source of the water leak was pinpointed and repaired and the area was thoroughly cleaned.

After the area had dried, new insulation, vapour barrier and drywall were installed.

Remember, this was after the builder thought that the repair was completed. That was before we started our Intrusive Inspection!
